Buying a Phuket condominium requires review of the unit, development, and transaction structure. Marketing copy and yield presentations do not establish legal status, full costs, management quality, or resale liquidity. Before a deposit, a buyer needs documents and independent professional review.

Define the purchase goal

A home, seasonal base, long-term rental asset, and short-stay strategy require different criteria. Write down the holding period, personal-use pattern, acceptable costs, and management needs. This prevents a decision based only on a showroom or renderings.

Clarify the ownership structure

Ask the agent and lawyer to explain in writing what the buyer acquires, which rights are registered, and which restrictions and payments apply. Labels such as foreign freehold and leasehold must be assessed against the specific project's documents and current law.

Documents and independent due diligence

Review commonly covers the seller, title or rights, permits, contract, liabilities, restrictions, condominium rules, and payment process. An independent lawyer should determine the due-diligence scope. Do not rely solely on an adviser introduced by another transaction party.

Full ownership cost

Build one schedule covering purchase price, registration costs, applicable taxes and fees, common-area fees, sinking fund, furniture, repairs, insurance, management, and utilities. For an off-plan unit, include the payment schedule and contractual remedies for delay.

Inspect the project and management

Visit completed buildings or earlier projects by the developer, and examine common areas, parking pressure, noise, and upkeep. Review rental rules, management agreement, reporting, fees, and options for changing the operator. Any guaranteed-return claim requires contractual and counterparty review.
